  • We have a network of trusted contractors who can handle any repairs or maintenance. 
  • We respond quickly to occupiers requests and inform the owners corporation through our portal.
  • We will undertake 4 routine site visits a year of the common areas only (not apartments as part of our contract agreement).
  • We will provide a report to the Owners Corporation of the condition of the common property with photos. 
  • Quotes will be obtained based on the report and circulated to the Owners Corporation.

  • We ensure that all AGMs are conducted within 15 months and minutes are distributed within 7 days.
  •  we can conduct AGMs, SGM, CM, OGM, and even informational sessions for projects. 
  • All meetings can be conducted face-to-face or virtually.   


An Owners Corporation must hold an Annual General Meeting (AGM and must not exceed 15 months from the prior.

  • Building and fire code regulations checked by ESM experts
  • An OH&S audit report for the common grounds by safety experts
  • Outstanding or new council regulations

The After-hours service is for Common Property areas only.

If you are experiencing an internal private issue, you may engage Scotia Property Group, however, you will be invoiced directly for their service.

Owners Corporation Management

By the amendments of the Owners Corporation Act 2006, an Owners Corporation will fall under one of the following 5 tiers (tier group).  Which tier group does your Owners Corporation fall under? 


  1. Tier 1 - an Owners Corporation that consists of more than 100 occupiable lots and is not a service only. 
  2. Tier 2 - an Owners Corporation that consists of 51-100 occupiable lots and is not a service only. 
  3. Tier 3 - an Owners Corporation that consists of 10-50 occupiable lots and is not a service only. 
  4. Tier 4 - an Owners Corporation that consists of 3-9 occupiable lots and is not a service only. 
  5. Tier 5 - an Owners Corporation that consists of 2 lots or is services-only. 


With these tiers, specific requirements are required and/or mandatory. We will provide you with a service per your tier group requirement and much more.
